Sector 71 on Gurugram's Southern Peripheral Road (SPR) is one of the few Gurugram sectors where Signature Global (India) Limited has built a presence across its entire product range, from its original affordable-housing playbook to its newest luxury and branded-residence ventures. Signature Global has developed several residential projects in Sector 71, in a prime location within Gurgaon. The sector's arc mirrors the developer's own trajectory: it entered with compact, HUDA-policy affordable housing, then moved into mid and now ultra-premium branded towers on the same stretch of road.
Founded in 2014 and headquartered in Gurugram, Signature Global commenced operations in the affordable housing segment and strategically ventured into the mid-income housing market in 2017, before entering the premium housing segment in 2024. The company listed on the BSE and NSE on 4 October 2023, at a 16 percent premium to its issue price of ₹385 per share, with the IPO oversubscribed 12.5 times. The company witnessed strong investor participation with more than 55,000 public shareholders at the time of listing, and continues to enjoy institutional confidence from names including Bandhan Mutual Fund, Nippon India Mutual Fund, ICICI Prudential Mutual Fund, the Hong Kong Monetary Authority, The Vanguard Group and Government Pension Fund Global. It holds around a 36 percent market share in the affordable and mid-housing segment in Gurgaon and is backed by IFC (International Finance Corporation) and Nomura as pre-IPO investors. That balance-sheet discipline is relevant to a Sector 71 buyer because it is this same listed entity, not a project-level shell company, that stands behind every one of its Sector 71 launches.
Within Sector 71 itself, Signature Global's projects span four distinct cycles of its growth. Andour Heights, the developer's third project overall, is a residential development spanning 6 acres that has been ready for possession since March 2020, offering 1 and 2 BHK apartments. Alongside it, Signum 71 operates as a high-street retail market of open-air, low-maintenance shops that serves as the retail hub for Andour and the surrounding neighbourhood.
The developer's move upmarket on the same sector is visible in Signature Global Titanium SPR, spread across 14.38 acres with 8 high-rise towers, each G+40 in height, offering 3.5 BHK and 4.5 BHK apartments. Adjacent to it sits Cloverdale SPR, where towers rise to G+35 floors with grand entrance boulevards, a 3-level basement parking, and the project has secured IGBC Platinum and EDGE Advanced sustainability certifications.
The most recent addition to this cluster is the Prive Iconic Tower. Signature Global has launched Prive Iconic Tower, an ultra-luxury residential development furnished by Armani/Casa, within its flagship township Cloverdale on Southern Peripheral Road, developed in association with SEETU Kohli Homes, marking a step into the premium and luxury housing segment with a focus on globally inspired design and low-density living. The standalone tower comprises 72 exclusive residences, offering spacious 4-bedroom apartments with only two units per floor, and will feature exclusive private amenities curated in alignment with Armani/Casa's global design philosophy. Prive Iconic Tower is part of SG SPR Estate, a 125-acre integrated township being developed along the Southern Peripheral Road, one of Gurugram's fastest-growing real estate corridors. Chairman Pradeep Aggarwal has framed the launch as part of a broader shift in Gurugram luxury demand toward low-density, design-led living within a larger planned ecosystem rather than standalone towers.
Signature Global has paired this with a second premium bet on the same sector: an Italian-branded residential collaboration under the Tonino Lamborghini name, also situated within SG SPR Estate, Sector 71, on Southern Peripheral Road. In April 2024, the company committed ₹2,900 crore to develop the Tonino Lamborghini Residences in Sector 71, Gurgaon, marking the brand's entry into Indian residential real estate. Taken together with the RMZ Group joint venture, under which, in Q4FY26, Signature Global entered a strategic partnership marking its entry into large-scale institutional-grade commercial real estate development, and with RMZ investing Rs 1,283 crore for a 50 percent stake in a 3.94 million sq ft mixed-use project featuring offices, hotels and retail spaces on SPR, Sector 71 has effectively become the developer's proving ground for its move from mass housing into institutional-grade, branded and mixed-use real estate.
The location logic behind concentrating this many product tiers in one sector is straightforward. Sector 71 sits along the Southern Peripheral Road, with NH-48 and Dwarka Expressway Cloverleaf only minutes away, giving arterial access to multiple job centres. IGI Airport is roughly 25 to 30 minutes away, and the sector sits close to schools such as St. Xavier's High School, DPS International Edge, Heritage Xperiential Learning School and Pathways World School, along with hospitals including Medanta - The Medicity, Fortis Hospital and Park Hospital.
Pricing reflects the sector's transition from an affordable-housing base to a premium address. The average property price in Sector 71 ranges between roughly ₹10,800 and ₹16,600 per sq. ft., though newer premium launches on the same stretch are pricing well above that band: Birla Estates sold all 492 luxury apartment units in its Sector 71 project Birla Pravaah within 24 hours of launch, at sales of over ₹1,800 crore and an average selling price of around ₹25,000 per square foot. That kind of absorption on a neighbouring premium launch is part of the backdrop against which Signature Global has pitched its own move into Armani/Casa-furnished and Lamborghini-branded product on the same road.
Infrastructure investment is also compounding. Future plans including a proposed SPR Metro, the proposed Delhi-Alwar RRTS, and a proposed Manesar MRTS are expected to further boost connectivity for the sector. GMDA is also planning roughly 3.5 km of service roads across sectors 70-70A and 70-75 to alleviate congestion on SPR, alongside an elevated corridor project. For a Signature Global buyer, this means the sector's physical and social infrastructure is still catching up to the density of premium launches now landing on it, which is itself a driver behind the developer's continued investment in the micro-market rather than a reason for caution.
