Signature Global (India) Limited built its business almost entirely around Gurugram and Sohna. The company commenced its operations in 2014 through its subsidiary, Signature Builders Private Limited, with the launch of its Solera project on 6.13 acres of land in Gurugram, Haryana. Most of the completed, ongoing, and forthcoming projects are located in Gurugram and Sohna in Haryana. Vaishali Sector 3 in Ghaziabad is one of the rare addresses where the Signature Global name appears outside that Haryana corridor, and it does so through a commercial format rather than a housing project: Signature Global Mall.
The project sits on Madan Mohan Malviya Marg in Vaishali Sector 3. It was described at launch as Signature Global Group's first project in Vaishali, Ghaziabad, bringing a shopping mall with retail shops, entertainment zones, food zones, kids' play areas and service apartments. On the ground, it has positioned itself around food and dining: the developer's own marketing describes it as Sector 3, Vaishali, Ghaziabad's 1st Food Mall of the East Delhi and Ghaziabad area. That positioning has held up in practice — it is touted as the biggest food mall in the area and has emerged as the number 1 foodie destination in Vaishali, with outlets from chain names such as Barbeque Nation, Cafe Delhi Heights, Chili's and Punjab Grill alongside well-loved names like Haldiram's, Barista, Ghoomar and Khan Chacha.
In built terms, Signature Global Mall Ghaziabad is spread over 0.56 acres with 32 units on offer. Unit sizes at the project range between 150 and 3,200 sq. ft., structured across eight floors and a rooftop club with lifestyle amenities. It is built as a Grade A building with the requisite infrastructure, and offers amenities such as a swimming pool, gymnasium and theatre in addition to an RCC frame structure, power backup and a well-equipped gymnasium. The structure is designed for Zone IV earthquake detailing, and part of the format includes studio apartments already leased to the Clarks Group for a premium hotel and banquet hall on site.
Signature Global Mall is registered under UP-RERA, with registration number UPRERAPRJ13716. Its final completion date is listed as March 2021, and the project status is ready to move. Unit pricing at the project has ranged from roughly Rs 32 lakh to Rs 5 crore, reflecting the spread from small food-court counters to larger retail and serviced-suite formats within the same building.
The site's commercial logic rests on catchment and access rather than scale. The nearest landmark is the Mahagun Metro Mall, roughly 350 metres away, and the mall is within walking distance of Vaishali Metro Station. It is accessible from NH 24 Delhi-Lucknow and Madan Mohan Malviya Marg, which places it on the same commuting spine that links Vaishali to Kaushambi, Anand Vihar and onward into East Delhi. Marketing material for the project describes a catchment of around 30 lakh people in the vicinity, and it sits next to residential and commercial developments by other established Ghaziabad names such as Supertech, Amrapali Vaishali, Ramprastha Greens Emerald Heights, Gaur Galaxy and Gaur Ganga. Max Super Speciality Hospital is also close by, reinforcing the everyday-footfall profile the mall depends on.
Vaishali itself is one of Ghaziabad's more established, metro-linked micro-markets. It sits near Indirapuram, Vasundhara and Kaushambi, close to the Delhi border, and connectivity runs through Vaishali Metro Station on the Blue Line, with residents also using the Delhi-Meerut Expressway and Madan Mohan Malviya Marg to reach New Delhi Railway Station and Indira Gandhi International Airport. Its housing supply is largely ready builder floors and apartments from developers such as Mahagun, Gaurs, Unitech and Ramprastha, with the Raj Nagar Extension Elevated Road and Noida's Sector 62-63 office belt both a few kilometres away. On the commercial side, the underlying land value has also moved: circle rates for commercial properties in Indirapuram and Vaishali were revised to Rs 1.15 lakh per square metre, up from Rs 1.08 lakh, in the September 2024 revision, one indicator of the area's continuing commercial demand.
Buyers evaluating this Ghaziabad asset are ultimately transacting with a company whose core business and balance sheet sit in Gurugram real estate. Signature Global strategically focuses on the affordable housing segment and the middle-income housing segment through Government of India and state government policies, and by March 31, 2023, it had sold 27,965 residential and commercial units, all within the Delhi-NCR region. The company converted from a private to a public limited company and was renamed SignatureGlobal (India) Limited on March 10, 2022, and got listed on the stock exchanges on 27 September 2023 after an IPO that raised Rs 730 crore. It is backed by institutional investors such as Nomura, HDFC Capital and the International Finance Corporation, and in 2024 it entered the premium housing segment after years of scaling in affordable and mid-income housing. As of September 2025, its market capitalisation stood at roughly Rs 15,532 crore. The Vaishali Sector 3 mall predates much of that institutional and premium-segment growth, making it a distinct, smaller-format entry in the group's portfolio — commercial rather than residential, Ghaziabad rather than Gurugram — but one that carries the same brand recognition the company has built across Delhi-NCR.
