Signature Global (India) Limited acquired 1.28 acres of land in Sector-71, Gurugram, on April 24, 2026, through two sale deeds. The company executed two sale deeds to acquire land parcels measuring approximately 0.8104 acres and 0.4698 acres, marking a strategic step in the developer's expansion across Gurugram's high-growth corridor.
Land Bank Building Strategy
The acquired lands form part of a larger collaboration project measuring 4.26 acres, with the company indicating it will acquire the remaining land parcel measuring 2.98 acres in the coming time to complete the total collaboration project. The newly acquired land comes with an estimated developable potential of about 0.10 million square feet.
Management has already secured part of the total planned land and intends to acquire the remaining 2.98 acres over time, with this phased approach suggesting a calibrated investment strategy aligned with market absorption and funding considerations.
Sector 71: An Emerging Growth Corridor
The acquisition is located at Sector-71 along the Southern Peripheral Road in Gurugram, a fast-developing micro-market. Sector 71 is situated in New Gurugram, within Gurgaon district, Haryana, lying directly on the Southern Peripheral Road (SPR), and its central placement within South Gurgaon makes it a preferred choice for new housing and retail development.
The location benefits from significant infrastructure upgrades. The Gurugram Metropolitan Development Authority (GMDA) is finalizing an ambitious ₹750 crore project to build an elevated road connecting Vatika Chowk to the Dwarka Expressway cloverleaf, and land acquisition challenges have been resolved for a new road linking Hero Honda Chowk directly to SPR near Sector 71, poised to alleviate traffic congestion, reduce commute times, and boost property values in this thriving corridor.
Gurugram Metro Phase-II has been approved, adding metro stations along SPR; a Hero Honda–Sector 71 Link Road is under construction to ease traffic movement; and an SPR upgrade worth INR 2000 crore has been allocated for road widening and drainage improvements.
