Signature Global Acquires 194.22 Acres in Farrukhnagar, Gurugram for Ultra-Luxury Farmhouse Villas with ₹5,500–6,000 Crore GDV

Signature Global Enters Farrukhnagar Ultra-Luxury Segment

Signature Global has acquired and partnered for a 194.22-acre land parcel in Farrukhnagar, Gurugram West, to build a premium low-density farmhouse villa project. The development is projected to deliver a Gross Development Value (GDV) between ₹5,500 crore and ₹6,000 crore, adding 6.77 million square feet of developable space to the company's real estate pipeline.

Deal Structure: Direct Purchase and Collaboration

The land acquisition comprises 25 acres acquired via outright purchase and 169.22 acres via joint collaboration agreements. The 25-acre land has been purchased for ₹150 crore. This dual approach allows Signature Global to scale the project efficiently while managing capital deployment.

Low-Density, Invitation-Only Vision

The development is conceived as a privileged, low-density enclave for a select few. The project will be an ultra-luxury, low-density residential development comprising exclusively designed luxury farmhouse villas, expansive green spaces and planned landscapes. It will also include curated sport, hospitality, leisure and lifestyle experiences. The development is being conceived as an invitation-only residential offering focused on space, privacy, greenery and bespoke amenities.

Pradeep Aggarwal, Founder and Chairman of Signature Global, said the Farrukhnagar area had been on the company's radar for some time. Its proximity to the Dwarka Expressway and KMP Expressway, combined with the scale of open land available, creates an opportunity to approach luxury living very differently. The vision is to create an exceptionally private, low-density destination of luxury farmhouse villas for a select few, where space, greenery, privacy and curated experiences come together.

Location and Connectivity

The land parcel is around a 15-minute drive from the Dwarka Expressway and has access to the Kundli-Manesar-Palwal (KMP) Expressway, along with frontage on the Farrukhnagar-Wazirpur Road. The location provides access to Gurugram's established residential and commercial hubs, as well as Delhi and the wider National Capital Region (NCR).

Regional infrastructure in Gurugram West is also receiving a major boost, with a ₹365-crore four-lane upgrade for the Farrukhnagar-Gurugram road, while the National Highways Authority of India (NHAI) is actively progressing alignment plans for the proposed Gurugram-Farrukhnagar-Jhajjar highway.

Signature Global's Market Position

Signature Global has so far delivered 19.2 million sq ft of real estate. In the 2025–26 fiscal, the company recorded pre-sales of ₹8,250 crore, making it the fifth-largest listed real estate firm in terms of sales bookings.

Founded in 2000 and active in real estate since 2014, the company started with its Solera project on 6.13 acres in Gurugram. Its first decade was built entirely on affordable and mid-income housing under the Government of India's Affordable Housing Policy and related Haryana state schemes. This policy alignment meant disciplined construction timelines and RERA-verified delivery records across every project. In 2024, Signature Global entered the premium housing segment and has since significantly strengthened its position through the successful launch of five premium group housing projects between 2024 and FY26.

Strategic Segment Pivot

The Farrukhnagar acquisition marks a significant expansion beyond Signature Global's traditional mid-income focus into ultra-luxury positioned real estate. The company currently has 45 projects under development, spanning more than 320 lakh sq ft, with nearly four-fifths of the area already sold. The company maintains a strong development pipeline of about 170 lakh sq ft across Gurugram, Sohna and Manesar.

This ultra-luxury farmhouse destination represents a differentiated product category within NCR's residential landscape, targeting a distinct buyer segment focused on privacy, space and curated lifestyle rather than conventional apartment-based density.
