Signature Global Commits ₹4,800 Crore for Sarvam Expansion
Signature Global will invest ₹4,800 crore to develop a luxury housing project in Gurugram as part of its strategy to expand business amid strong consumer demand. The company has recently launched a new project, 'Sarvam at DXP Estate', spread over 13.56 acres and located on Dwarka Expressway, Sector 37D, which will have 1,798 apartments.
Financing and Scale
According to Signature Global founder and Chairman Pradeep Aggarwal, the total investment in the development of this project is estimated at around ₹4,800 crore. The company will meet the investment largely through internal accruals, which include advances from customers.
In the first phase, the company is offering 50 per cent of the total units for sale in a price range of ₹3-4 crore per unit. The phased approach allows the developer to calibrate market response across the premium segment.
Developer Expansion and Market Position
Signature Global sold properties worth ₹10,290 crore last fiscal to become the fifth largest listed realty firm in terms of sales bookings. The company is targeting to achieve sales bookings of ₹12,500 crore for this fiscal, on the back of a launch pipeline of homes worth ₹14,000 crore during the next five months.
The Sarvam announcement aligns with Signature Global's broader capital strategy. The company recently raised ₹875 crore from the World Bank's lending arm IFC through issuance of non-convertible debentures, with funds directed toward developing mid-income and ESG-aligned housing projects, repaying ₹470 crore of debt, and strengthening its balance sheet.
Sustainability and Wellness Focus
The company is focusing on sustainability and wellness elements in this project, which will also be Indian Green Building Council (IGBC) Platinum certified. Signature Global has onboarded many wellness and lifestyle brands in this project, including the Michael Phelps Swimming Academy.
Location and Connectivity
Sarvam benefits from a strategic location in Sector 37D, along the Dwarka Expressway growth corridor in Gurugram, with easy access to NH-48 via Pataudi Road and Hero Honda Chowk. The project offers approximately 10 minutes' drive to the Delhi border via expressway link and 15–25 minutes to IGI Airport and Aerocity once Dwarka Expressway is fully operational.
Delivery Timeline
Construction works will start soon, and the project is expected to be completed by 2032.
