Signature Global extends its SPR footprint with the SG SPR Estate in Sector 71
Signature Global (India) Limited has unveiled SG SPR Estate, a mixed-use development in Sector 71 along Gurugram's Southern Peripheral Road (SPR). Construction Week India reported the launch on October 16, 2026, describing the estate as spread across 100 acres.
The estate brings together four components: Titanium SPR, Cloverdale SPR, Tonino Lamborghini Residences and The RMZ Commercial District. Together they combine residential, commercial, retail and hospitality offerings in one address, a format the developer has been building toward on the SPR corridor since its first luxury residential phases.
Four components on one estate
Titanium SPR is the estate's luxury residential offering, with 3.5 and 4.5 BHK condominiums. The towers are designed with 3.6-metre floor-to-floor heights, triple-height entrance lobbies and a sky garden on the 30th floor. Residents will have access to a lagoon pool and Miyawaki forests, and the project incorporates provisions aligned with IGBC Health and Wellbeing guidelines.
Cloverdale SPR offers 3 and 4 BHK residences built around Club Elevate, a 42,000 sq ft clubhouse. The site is planned at 8.12 acres with six towers on a three-level basement. Its Iconic Tower is planned as a G+35-storey structure with two residences per floor, a dedicated drop-off area and a private boutique clubhouse on the ground floor. The developer's listing for Cloverdale gives 2031 as the completion year.
Tonino Lamborghini Residences is a branded residential development spread across 12.40 acres, with five towers and 812 units. Its configurations include 3, 4 and 4 BHK with utility space. The project draws on the Italian luxury brand's design identity and is set within a landscaped, biophilic environment.
Within the Cloverdale portion, the standalone Prive Iconic Tower was announced on May 21, 2026. It comprises 72 exclusive residences, each a spacious four-bedroom apartment, with only two units per floor. The company expects the project to generate approximately ₹580 crore in revenue and says it received a strong response at launch, with a significant portion of inventory already committed. Pradeep Aggarwal, Chairman of Signature Global, said that with Prive Iconic Tower the company is “introducing a truly differentiated offering in Gurugram's luxury housing market.”
Location and access
The SPR connects Golf Course Extension Road, Sohna Road and NH-48, and the estate is positioned about 10 minutes from Golf Course Road and 15 minutes from Cyber Hub, according to the launch report. The developer's Tonino Lamborghini materials highlight direct routes from Dwarka and Aerocity, with access to NH-48, Golf Course Extension Road and IGI airport.
Road upgrades are under way along the corridor, and a metro line has been proposed. The Gurugram Metropolitan Development Authority (GMDA) has also floated a tender for a signal-free elevated corridor on the SPR between Vatika Chowk and NH-48. The plan includes a four-lane elevated carriageway in each direction, and the planned road is expected to link the Dwarka Expressway, NH-48 and the Gurugram-Sohna Elevated Corridor into a more connected network.
Demand on the corridor has picked up alongside these works. According to PropEquity, as cited by Construction World, new residential units introduced in the SPR area rose from 1,819 in 2015 to 2019 to 14,740 between 2020 and March 2025. Absorption over the same later period reached 10,240 units, compared with 1,535 units in the earlier span. The same data set shows housing demand along the SPR growing about six times over five years.
The developer's track record
Signature Global is led by Pradeep Aggarwal, Chairman, and Devender Aggarwal, Co-founder and Joint Managing Director. Devender Aggarwal has described the SPR as having evolved into a high-potential real estate and commercial destination, pointing to its connectivity, infrastructure upgrades and proximity to key business hubs.
The company's Gurugram portfolio spans several corridors. Its projects in Sector 37D include The Millennia and Signum 37D, in Sector 93 it has Orchard Avenue and Signum 93, and in Sector 107 it has Solera. The SG SPR Estate extends that presence into the premium and luxury segment, which the company says it is expanding into.
What comes next
The GMDA corridor is the nearest public milestone. The last date for bid submission is November 18, and the project is expected to be completed within 30 months of the award of work. Earlier tender coverage put the cost at ₹755 crore, while CapEx News and Construction Week reported ₹776 crore for the same stretch.
Later phases of the corridor are planned. Phase II will feature a grade-separated dynamic interchange at Vatika Chowk, and Phase III proposes an 8.5 km elevated stretch between Vatika Chowk and Ghata. The estate's residential phases, including Titanium SPR and Tonino Lamborghini Residences, will be delivered as the surrounding roads and the proposed metro take shape.
